MAKING / REQUESTING A RESERVATION: Reservations confirmed only after the receipt of an initial reservation deposit. Once we have received the initial reservation deposit, we will email a reservation confirmation which will outline the property reserved, travel dates, detailed accounting which will confirm the initial deposit payment and instructions regarding the outstanding balance due payment. Attached to this confirmation will be detailed directions to the property reserved, along with parking and check-in details.
A reservation request is simply a means of checking availability. A reservation request does not confirm or commit us to the dates or property requested. Initial reservation deposits and balance due payment dates vary from property to property. See details below.
Minimum stay must be met. All of our properties have a minimum stay of 5 - 30 nights. We reserve the right to reject a reservation request regardless of the number of nights requested. In the event that a property has less than the minimum number of nights available; example a window between guests, we may or may not be willing to rent the dates requested. Requests of less than the minimum night stay requirement are handled on a case by case basis and will be subject to an additional cleaning fee if approved.
All rates are subject to state tax, applicable cleaning fee, and applicable security deposit.
HAWAIIAN ISLANDS BED & BREAKFAST - TERMS, CONDITIONS AND DISCLOSURES
To protect your vacation, we do not overbook our rentals. In turn, we ask that you reserve a rental only for the dates you are willing to pay for. Reservations cannot be moved. Reservations cannot be transferred from one year to the next.
If you must alter your reservation, do so at least 90 days prior to your check-in date. At that time, there is a $35.00 processing fee per change, plus a $50.00 per cancelled day penalty. If a reservation is shortened 90 or fewer days prior to check-in, the cancelled rental days must be paid for on the balance due date. Shortening a reservation may result in cancellation; minimum stay must be met. There is no processing fee for adding rental days, if they are available.
Additionally there is a minimum $125.00 charge for canceling a reservation. You acknowledge the balance due payment terms as outlined within this rental agreement. No smoking or animals are permitted in the rental or on the rental property, on-site parking for rental occupant only; all visitors must park off-site. Excessive departure cleaning costs, and, or damages will be charged to guests' credit card. You acknowledge your rental is limited to the number of guests as reserved; additional guests (subject to rental maximum occupancy) must be pre-approved and if approved will be charged at an additional nightly rental rate, plus state tax, and applicable cleaning fee..
Neither the owner, nor Agent Rick Maxey is liable for personal injuries or stolen items. It is recommended that you purchase travel insurance to protect your vacation.
To reserve the Lanikai Garden Studio or the Lanikai Tree House a two (2) night or 20% (the greater of the two) initial deposit by way of Visa or Master Card is required to confirm dates, balance is due by way of personal check or money order 30 - 90 days prior to arrival date.
